NORTHWEST BEND

 

The northwest sector of Bend clearly is the most diverse in terms of housing size, age and type. The range is immense, including historic mill houses, stately vintage estates, restored Old Bend cottages, sprawling Awbrey Butte luxury homes, neo-Craftsman neighborhoods and NorthWest Crossing, an award-winning example of master planning and controlled development.

Property values demonstrate the premium earned by dwellings ranging from studiously funky to homes worthy of an Architectural Digest cover. Bend’s first neighborhood of luxury homes, adjacent to Drake Park and Mirror Pond, remains as an architectural showcase of classic beauty.

Downtown Bend has been transformed over the past three decades from a fading small-town business district to a busy collection of restaurants, galleries and other small shops. Vacancy rates are almost nil.

Two east-west arteries, NW Galveston Ave. and NW Newport Ave., are corridors lined with quaint eateries, pubs and shops. The city is developing an improvement plan for NW Galveston that will include beautification elements and encourage pedestrian traffic.

NorthWest Crossing, on the western edge of town, is a 486-acre master planned community blending Craftsman, prairie and mid-century modern designs under strict architectural controls. The emphasis is on energy efficiency, sustainable building practices, easy access by foot or cycle, and preservation of natural elements.

Five-acre Compass Park was the neighborhood’s largest park until 2015, when 31-acre Discovery Park opened in the northwest quadrant of the development.
