Home inspections are a big part of selling your house. Once you’ve gotten an offer you might start to think that you’re in the clear, but it all hinges on the inspection. Some home buyers use the inspection as a way of negotiating a better price for themselves, so you want to be sure you’re prepared for the inspection as a way of solidifying what you’re asking for the property in the Bend Oregon Real Estate Market. Here are some ways to prepare for the inspection.

Keep your house Clean

Your house should be clean for showings anyway, but it’s an important step that some may over look. Do a big deep clean of your house before you start showing it, and then once you have offers and potential inspections, there will be less work for you to do. An added bonus of doing a deep clean of your house, is that you could stumble upon minor fixes that you’ve missed. If you uncover a cracked tile, or loose bit of fence, it gives you plenty of time to fix that.

Utilities          

The inspector will have to turn everything on to check that it’s functioning. This includes the stove, refrigerator, anything that would be included in the sale of your home. If you turn the power off on these utilities, the inspection might have to be rescheduled, and it could cause delays in the sale process.

It’s also important to make sure that your furnace and water heater are easy to reach. If you’ve been storing boxes near or around your water heater, it’s important to move them, so that an inspector can get close enough to inspect them. If they can’t get close enough to inspect them, an inspector may recommend that a specialist come look at them, which could cause further inspections and more time.

Keep the pilot light lit on your water heater, gas stove, furnace, etc. Often inspectors will refuse to light them themselves, as they’re not covered for that kind of liability. Again, forgetting to keep pilot lights lit for an inspection could wind up costing you more time and money.

Access

An inspector will need access to all areas of your home. Yes, that even means the shed in the backyard, or the dusty attic that you only use for storage. Be sure that an inspector has easy access to these parts of your home. An inspector will need to look over the garage, basement, and get up into any attics. They’re all parts of the property that need to be inspected. If there are different doors that provide access to these parts of your home, be sure that they’re unlocked or that the inspector has a key to the door.

Finally, if you’ve had major repairs done on the home, like any remodels or new roofing, etc. it’s important to have those documents ready for the inspector as well. For example, selling a home with a new roof can make a difference in your price point.

Getting your home inspected and ready for sale is challenging, but if you stay on top of minor repairs and cleaning chances are an inspection won’t go poorly. Remember that no house is perfect, so it’s unlikely that an inspection will come back flawless, but if you’re in tune with your house, there shouldn’t be any major surprises.
