Everyone knows moving is stressful. Stressful enough, in fact, that it is consistently ranked as one of the most stressful experiences one can have in life. Selling your home, finding a new one and schlepping all your belongings between them is the ultimate hassle, so the experience shouldn’t be any more difficult than it needs to be. By selling your house at the right time, you can maximize the sale price, increase the visibility of your home in the market and save months of time you would otherwise spend sitting by idly with a “for sale” sign in the front yard.

IDEAL SEASONS TO SELL

Nationally, the best time to list a house is the window of time between May 1 and May 15. Zillow found that houses sell six days faster and for $1600 more, on average, in the first two weeks of May. While this may hold true on a national level, Bend real estate is a bit unique. The ideal time to list is, instead, in February and March. While most other cities struggle with a low housing demand in the winter months, Central Oregon grapples with high demand throughout the calendar year. This leaves homeowners with the benefit of less competition at the end of winter and beginning of spring.

BEST TIME TO SELL

Exactly how beneficial is it to sell in February or March? Redfin found that 66 percent of Central Oregon homes listed during the month of February sell within 90 days. This means your home isn’t sitting on the market for months on end with an endless flow of prospective buyers coming through the door. Instead, your home can sell quickly and efficiently so your spring and summer can be focused on the next step.

This rule of thumb applies to midtown Bend real estate, condos in the Old Mill and all other homes located in Central Oregon. By strategizing when it comes to your listing, you can save yourself and your family unnecessary stress and shift your attention to what’s more important: your next home.
